Houston Flood Prone Areas

Houston is known as the Bayou City and for good reason as there are many creeks and bayous. During heavy rains, certain areas are prone to flooding and usually do. The good news is that so many wonderful Houston neighborhoods aren't in the flood plain and have never flooded. With that said, smart Houstonians do carry flood insurance even if not located in a flood plain, the yearly cost is minimal, around $250-$400 per year.

Houston flood zones are divided up as follows;

In the Floodway-there's a very good chance that your home will flood.

FEMA Zone AE/1% Flood zone-known as the 100 year flood plain. This means that in any given year your home located here has a 1% chance of flooding. Over a 30 year mortgage, the chance is at 26%.

FEMA Zone X/.2% Flood zone-known as the 500 year flood plain. This means that in any given year, your home located here has a .2% chance of flooding. Over a 30 year mortgage, the chance is at 6%.

FEMA Zone X/ area not colored in blue on the map, area of lowest risk.-Risk is extremely low that your home will ever flood.
