The Memorial area and the zip code of 77024 is one of the wealthiest areas in Houston and is located in West Houston, starting just outside the Loop 610, extending to Beltway 8 and a short commute to the Galleria and Downtown. Like another elite Houston neighborhood, River Oaks,  The Memorial Villages has some very expensive properties and luxurious homes. The luxury homes in Memorial are similar to those in River Oaks, but they are surrounded by large treed lots and  long driveways, giving the homes in Memorial more of an "estate" feel. More affordable homes and townhomes built in the 1950's and 60's are definitely still available but builders are tearing those down and building new luxury homes on the lots. There are also a few condo and patio home complexes that are also very desirable because of the location and schools. Within its boundaries is the area called "The Villages," which includes the cities of Bunker Hill Village, Hedwig Village, Spring Valley, Hilshire Village, Piney Point Village, and Hunters Creek Village. These independent cities operate autonomously of Houston and have joint fire and police coverage. The Spring Branch Independent School District (SBISD) services these villages and the public schools zoned to the memorial Villages are rated some of the best in the nation and are a big draw for families. Top private schools in the area are The Kincaid School, Duchesne Academy for girls and the International Awty school.

Homes in the Memorial 77024 zip code range in price from the 100K range for a one bedroom condo in the Hudson Oaks complex , mid 300K+  for a patio home in a gated complex or a Memorial Bend house (Memorial Bend is very close to the Beltway so values are lower but still zoned to great schools) to $5 million + for a Memorial estate on a large wooded lot.
