Sharing the same zip code and just Northeast of Garden Oaks is Oak Forest. Homes are more affordable here but prices/values have increased very nicely in the past few years. This is due to it’s close-in location and affordability. Many are called Oak Forest the new West University Place or the mini Bellaire although prices are more affordable. Prices have risen steadily year over year with about a 5.8% increase annually since 2005. The exemplary rated Oak Forest Elementary is another draw for young families.

Once a real working class neighborhood established in 1947, most of the homes were built in the 1950’s and reflect the character of the time. Many have been nicely renovated and it’s these homes that have seen the largest increase.  New home builders have recently started to build and new homes are priced in the 400K-700K range. Renovated older homes range in the $138-$165 per sq ft range so one can expect to pay anywhere from 225K to 300K.

Across the street in Shepherd Park Plaza there are slightly larger, one story homes that are in the low to mid 300K range. Unlike Oak Forest, there is no new construction here yet, but many nicely renovated homes.
