In 2007, Forbes Magazine ranked Pearland as the 34th fastest growing suburb in the nation. It is therefore the fastest growing suburb in the Greater Houston area, and the 10th fastest growing in the state of Texas.

Pearland Texas is located adjacent to Highway 288 on the south side of Beltway 8, is still largely undeveloped, but offers a 15-20 minute commute into Houston (non rush hour traffic) and is the closest and most affordable suburb to the Texas Medical Center, the largest medical center in the world. Pearland has all the ammenities including 3 golf courses, a country club, 8 tennis courts, soccer and softball fields, libraries, movie theaters shops and more.

Pearland Town Center- Opened in 2008 and utilizes the "lifestyle center/outdoor mall" concept and is now home to several restaurants and retail stores that are new to the Pearland area. Big plans for the 937,000 sq ft area include residential and office space above the retail stores and a 25 acre lake with adjacent walking paths and trails. Macy's is considered one of the anchor stores and a Marriott hotel is also located here.

An exciting new project under developement but slightly delayed, is WaterLights, a $600 million, 1.9 million square foot, mixed use, urban development located only 15 minutes from the world's largest medical and research center and Downtown Houston. The development will be a mixed use project featuring residential condos, brownstones, luxury apartments, office buildings, retail boutiques, supermarket, 10 restaurants, two luxury hotels, conference facility, a water wall and public park along a Grand Canal waterway. Completion will hopefully be in 2010 but 2011 is more likely. UPDATE 2011: the Water Lights project has been scrapped.....

Popular recent master-planned communities in Pearland are Silver Lake and Shadow Creek Ranch.  Homes start in the mid 200's and go up to the mid 300's and higher. Included in the Pearland city limits are the Pearland Independent School District and the Alvin Independent School District. Of the 22 schools in the Pearland Independent School District, 16 are rated either exemplary or recognized.
