The Heights offers a small-town environment with grand Victorian homes and charming cottages. The Heights also has the largest concentration of historic homes in Houston. Similar in diversity to Montrose, the Heights has experienced a dramatic revitalization over the years and is now an extremely desirable place to live because of that unique, small town feel and very close proximity to Downtown and other major work hubs. Houston Heights residents are very protective and proud of it's history so many of the Craftsmen  style bungalows and grand Victorian homes have been beautifully restored and most of the new construction is in keeping with the Victorian or Craftsmen style.

Houston Heights

Heights Boulevard, the main street in the Heights is a wide, tree-Heights Boulevard, the main street in the Heights is a wide, tree-lined esplanade that offers a scenic 1.5-mile trail for joggers and walkers and an important World War II Memorial at 11th Street. Another great street is 19th street which has all the unique shops, antique stores and restaurants. While the Heights has long been a home for casual, family run restaurants, in recent years, some great dining establishments have opened in the Heights and those include Liberty Kitchen, Shade, Coltivare,The Glass Wall and so many others. Great coffee shops too!

The historic part of the Heights involves specific streets and values are greater in this area. As a Heights homeowner, one of my pet-peeves is that many new homes are being built and sold as being located in the Heights when in fact, they are in more transitional areas surrounding the Heights and the prices don't always reflect this difference. In short, It's important that you have someone that really knows the Heights to guide you.

As of 2015/2016, prices on existing homes range from the mid to upper $400s for a small 2 bedroom, 1 bath bungalow to upwards of $1 million for a historic, Victorian home. New construction prices range from the high $300,000's to a $1 million +
